Lincoln Charter Township in Berrien
County, Michigan is comprised of a unique mix of residential,
commercial, recreational, and agricultural land uses.
Located on the Lake Michigan shoreline and half-way
between Grand Rapids and Chicago, the Township encounters
a variety of planning issues.
The Sub Area Plan is a fine-grained
district-level plan that provides goals, policies, and
implementation tasks for resolving land use and access
management conflicts along the Red Arrow Highway Corridor.
Through community visioning, focus
groups, and existing conditions analysis, the plan includes
strategies for improving the appearance of the corridor,
a new land use plan that better transitions land uses
from highway commercial to residential uses, and recommends
financing tools for implementing the plan.
The Sub
Area Plan is part of the Township’s 5-year update
to the Master Plan. The Township is also finalizing
a complete rewrite of the Zoning Ordinance that includes
modified standards for lighting, signage, land uses,
landscaping, and other elements to create a more pedestrian-friendly
corridor that integrates commercial and residential
land uses.
